WATERVIEW MAJOR TRANSORMATION

Residential design architectural services, Interior Design and Construction Management Services for this home transformation was provided by CONCEPTS-ENTERPRISE.   We added a new master bedroom including sauna and bathroom, a new kitchen and modifications for winter use for the project.  The view overlooking the bay in Westhampton, Long Island, NY. was maximized wherever possible.

Achieving this was made quite difficult by the site constraints and the nature of the existing building. This was a shack built by a do-it-yourself owner years before this current owner.  The side and rear yard setbacks allowed no room for addition, although the front did.  However, it would provide no view of the bay.  Expansion upward was possible yet extremely impractical since the existing structure could not support a second floor.  The pile-girder frame made adding new piles prohibitively expensive.  Demolition and replacement with a new house would require by zoning to move the house 100 feet further away from the water view.  On top of everything else the general contractor disappeared midway during construction.

We achieved this objective by adding a second floor floating above the roof of the existing house.  It is supported on new columns brought down through and avoiding destruction of the existing shack.  The existing base frame is made of girders supported on piles embedded in the water.  These new columns bear on the few available spots on this girder frame.  A new entry atrium was added, the kitchen was replaced, two fireplaces were added and the balance of the the house was insulated and refinished.  Two upper decks were added, one directly accessible from the master bedroom.  This deck was set lower than the bedroom floor to avoid blocking the views with the railing of the deck.

The contractor problem was solved by CONCEPTS-ENTERPRISE taking over as Construction Manager to complete the project to bring it to a beautiful completion and view.
